If you own rental units or are thinking of buying them in the unincorporated areas of LA County, listen up:
On Tuesday, Sept. 11th the Los Angeles County Board of Supervisors voted to place an emergency moratorium on rent increases in areas of Los Angeles County that are unincorporated. In our region, that would include places like parts of La Crescenta, most of Altadena, North East Pasadena and other areas that do not have a ‘city’ government.
A simple way to think about this is if the Sheriffs are patrolling there, it is probably unincorporated.
-The action creates a 6 month period for the Supervisors to create a longer term plan, that needs to be voted on.
-During the next 6 months, annual rent increases are capped at 3% AND they have a new set of rules about evictions.
-Applies only to multi-family buildings built prior to 1995
-Does not apply to single family homes, town homes, or condominiums
Because there are so many moving parts to this and it is a temporary action, there are more questions than answers at this time.
